Comparative Market Analysis

A useful market analysis compares relevant recent sales with active and pending competition, then considers the property type, condition, updates, location, and your timing.

  • Review recent comparable activity and current competition.
  • Discuss condition, presentation, and likely buyer expectations.
  • Explain a reasonable pricing range and the tradeoffs behind it.

A comparative market analysis is not an appraisal or a guarantee of sale price.

My husband and I are both homeowners and wanted to purchase a bigger home for our family. Harrison was recommended to us through our mortgage lender and we were incredibly satisfied through the entire process. Harrison helped us secure the winning bid on the purchase of a home, in a matter of days, and then helped us sell our current home, in about a week. He was very knowledgeable, professional and responsive in both the buying and selling process. The current market has been tricky but Harrison expertly guided us through the entire process. We would certainly work with him again and highly recommend him as a real estate agent.

Harrison went above and beyond to make my move to Maryland from Michigan as easy as possible. From helping me arrange utilities to even giving me a great recommendation on where to have a celebratory dinner after closing. Would highly recommend.

Harrison was the best , I know I stressed him out every day question after question, however Harrison remained very patient and professional. Also Harrison went over and beyond having my new home detailed. Thanks Harrison 😊

Great Realtor! Went above and beyond with everything he did and was our biggest advocate through out the whole process. Super knowledgeable in his field. Every problem we ran into Harrison had a solution for us and if he didn't know it, would find one. He has great response times and was always able to be reached. Would highly recommend him to anyone looking to buy or sell a home.

A PRACTICAL SELLING PROCESS

Build the Selling Plan Around Your Goals

Review the property and timeline

Start with why and when you may sell, the property condition, known issues, occupancy, and how much preparation fits your circumstances.

Set a pricing strategy

Compare relevant sales and current competition, then account for property type, condition, updates, location, and likely buyer expectations.

Prepare what matters

Separate required disclosures and material concerns from presentation improvements and optional upgrades. Not every project produces a matching return.

Market and manage showings

Accurate property information, useful photography, organized access, and timely follow-up help buyers evaluate the home clearly.

Compare offers as a whole

Review price alongside estimated net proceeds, financing, deposits, contingencies, inspection terms, appraisal exposure, and settlement timing.

Move toward settlement

Track inspection, appraisal, title work, contractual deadlines, final walkthrough, and unresolved questions through closing.

Baltimore Property Considerations

Pre-1978 homes, historic properties, inherited homes, and tangled titles can require additional records or qualified legal, title, environmental, or construction guidance.

Baltimore Home Seller FAQs

How is a home's potential value evaluated?

Relevant comparable activity, current listings, property type, condition, updates, location, and market conditions inform an explained range—not a guaranteed result.

Is an automated estimate enough?

It can be a starting point, but it may miss condition, renovations, unusual features, and block-by-block differences.

Should I make repairs before listing?

It depends on the issue, cost, timing, buyer expectations, and your goals. Prioritize material concerns and required disclosures before assuming a renovation is worthwhile.

How should I compare multiple offers?

Compare estimated net proceeds, financing, deposits, contingencies, inspection terms, appraisal exposure, and settlement timing—not price alone.

What if the home is inherited, historic, or built before 1978?

Additional title, estate, historic-district, disclosure, or lead-related requirements may apply. Confirm technical questions with the appropriate qualified professional or public agency.
